Whisk together the dry ingredients (flour, pancake mix, baking powder, and salt) in a bowl.
In another bowl, combine the melted coconut oil, syrup, milks, and egg.
Add the dry ingredients to the wet, mixing together to form a smooth batter.
Pour into a buttered dish or nonstick pan (8x8 or loaf pan) and bake at 350 degrees for 25 to 30 minutes or until golden brown.
